Our Home Inspections



We offer various home inspections to suit the needs of our customers.   Some of the inspections that we offer are as follows:


Pre-Purchase (Buyer's) Inspections - This type of inspection is usually performed after a property has been put on the market by a seller but before a potential buyer has taken possession of the property prior to the closing contract. The buyer will usually sign a contingency agreement with the seller prior to ordering this type of inspection. If a property fails to meet the buyer's expectations as a result of the inspection, then the buyer has an opportunity to re-consider the purchase of the house. In many cases, a Buyer's Inspection will help both the buyer and the seller to identify damage or other problems that may exist with a property so that both parties can either re-negotiate the selling price or the seller's responsibilities to repair the property at the seller's expense prior to the final close.


Pre-Listing (Seller's) Inspections  - This type of inspection is usually performed by a seller before a property is listed or announced for sale. The property owner will perform a Seller's Inspection to determine what damage or other problems exist with a property in order to determine factors such as type of repairs that need to be done to get it ready for sale, or any pre-listing expenditure necessary to increase the value and desirability of the property.

                                                                       

Periodic Maintenance Inspections  -  This type of inspection is performed periodically to assure the health and safety of your family and your real estate investment.  Periodic Maintenance Inspections review the integrity of the building envelope that may have been compromised due to weather and check the building's structural integrity affected by issues such as age. These situations can contribute to a decrease in home value or pose a physical risk to your family if not identified in time.

Rental/Property Management Inspections  -  This type of inspection is usually performed before a tenant vacates your property to provide an independent, efficient method of protecting you from damage caused by the tenant and allowing for appropriate deduction for such damage from a security deposit and/or releasing the tenant from further liability.  Offering a new tenant the option of obtaining a review of this inspection, and acknowledging it, could also reduce their liability, and disagreement upon move-out, by identifying existing issues prior to move-in.   Additionally, a rental/property management inspection also helps you to protect your assets by identifying maintenance issues before they become major repairs. 

New Construction (Builder) Inspections  -  This type of inspection is usually performed immediately after your new home has been built and is considered "ready" for occupancy by the builder and appropriate legal authorities (such as a zoning or code inspector).  Even newly constructed homes have defects you would want to know about to have them corrected before closing, or at least before the end of the warranty period.

Our Standard Home Inspections Include:


EXTERIOR: grading, walls, coverings, patios & decks, patio covers, sidewalks & driveways, soffits & fascias,                        doors/windows & trim, gutters & downspouts, retaining walls, fences & gates.

STRUCTURE: foundation, crawlspace, footings & columns, floors, walls, chimneys.

ROOFING: structure, coverings, flashing, skylights, vent/stacks.

ELECTRICAL: service entrance, grounding, panel & sub panels, branch circuits, outlets, GFCIs & AFCIs circuit                        integrity.

HEATING and A/C: description, combustion system, A/C components, supply & discharge lines, venting, ductwork &                        registers, controls & thermostats.

PLUMBING: main supply line, distribution lines, fixtures, vents & traps & drains, functional flow.

INSULATION: attic, walls, crawlspace, floors, lines, ductwork, air & vapor barriers.

INTERIOR: walls, ceilings, windows, floors, doors, stairs, fireplaces, smoke detectors.

APPLIANCES:  oven, range, cook-top, microwave, disposer, garage door operators, central vacuum systems.  (We will                         check that these appliances operate, not that they operate properly.)
